Born in Florida and raised in North Carolina I was the youngest of five children and always had to compete for everything. I learned to work hard and take care of myself at an early age. In high school I became a member of the Future Business Leaders of America. Before graduation I worked as an administrative assistant at First Factors Corporation. My career in Finance took off from there, I continued my education by taking various courses thru Dun & Bradsteet and related seminars. I was promoted to Credit Manager responsible for the establishment and maintenance of various companies credit policies. I worked in this field for many years, my last position was with VF Corporation, the largest apparel company in the United States.
I moved to East Tennessee in 2002 with my family and fell in love with the beautiful, clean lakes and the quiet charm of the surrounding countryside. There was so much to do here and so many lifestyles to choose from. I made many new friends and convinced old friends to join us. I always had an interest in real estate and true to my work ethic; I jumped in with both feet. I received my real estate license in 2003 and went to work for a local firm. I quickly discovered what people really wanted from their agent and found that people really responded to the truth. I have always been honest to the point that many have said I was to honest for my own good. I believe that people are looking for a lifestyle when they are exploring Tennessee or searching for a home here. So I listen closely to their request and match the property to their dreams. I know what an emotional experience they are going through, so I do all I can to make their move as stress free as possible. I am always available for them, especially after the sell. If the need is for a matainence person or a good local restaurant, they know they can call me anytime. My work ethic is also why they call when they are ready to sell their properties. They know I will work to get them the best price. I will market their homes in local real estate sources as well as over the internet using all the tools now available to find buyers. Insurance >Hazard Insurance
Are you considering taking out hazard insurance on a property before you actually take title? It may be a good idea!
Even though you are not yet the owner of record, as the buyer, you have an insurable interest in a property the moment that you and the seller execute the sales agreement. As a matter of practice, however, buyers do not usually take out insurance until the papers change hands, and it should not be necessary if the agreement of sale is properly executed.
It is very important to both parties that the agreement states that the property will be insured for a specific amount. From the buyer's point of view, an adequate sum must be stipulated, and the agreement should not read "as now insured", which can indicate that the seller may not want to increase the insurance.
As a general rule, the amount of insurance on the buildings on a property should equal the sales price, less the value of the lot.
